What Are the Responsibilities of the Flat Fee Listing Agent?

The primary responsibility of the Flat Fee Listing Agent is to provide the MLS listing service purchased by the seller while delivering professional and timely support throughout the listing period.

Flat Fee Listing Agent Responsibilities Include:

  • Contacting referred sellers promptly after receiving a new listing assignment.

  • Assisting sellers with the paperwork and information needed to activate their MLS listing.

  • Entering the property into the MLS within 24 hours of receiving all required documentation, photos, and listing details.

  • Processing requested listing updates, such as price changes, photo updates, open houses, and listing corrections, within 24 hours.

  • Maintaining communication with the seller throughout the listing term.

  • Providing professional customer service and support related to the MLS listing.

Seller Responsibilities

With a Flat Fee MLS listing, the seller remains in control of the home sale and is responsible for managing the transaction, including:

  • Responding to buyer inquiries

  • Scheduling and conducting showings

  • Hosting open houses

  • Negotiating offers and contract terms

  • Coordinating inspections

  • Managing the transaction through closing

  • Completing any required disclosures and paperwork

The Flat Fee Listing Agent's role is to provide the MLS listing and exposure, while the seller handles the day-to-day activities involved in selling the property.

What Is Not Required?

Flat Fee Listing Agents are hired to provide the MLS service purchased by the seller. While agents may build relationships with sellers and offer additional real estate services when appropriate, sellers should never feel pressured to upgrade, switch services, or enter into a traditional listing agreement.
