Account & Registration

How do I become a Loan Officer on FSBO.com?

To join the Loan Officer Program, create an account, purchase a subscription, complete your registration requirements, and successfully complete NMLS verification.

Registration may require:

  • Account Creation

  • Subscription payment

  • NMLS License number and states you are licensed in

  • NMLS verification

Why do I need to provide my NMLS number?

FSBO.com verifies all participating Loan Officers to help maintain platform integrity, consumer trust, and regulatory compliance.

How long does verification take?

Verification times vary depending on application volume and whether additional information is required.

Can I use the platform before verification is complete?

Some features may be unavailable until your account has been fully verified and approved.

Seller Connections

How do I connect with sellers?

You can invite sellers to connect through the platform or create listings on behalf of sellers who choose to work with you.

Once a seller accepts your invitation, they will appear in your My Sellers dashboard.

What happens when a seller connects with me?

Connected sellers become part of your seller network, allowing you to:

  • View their listings and suggest edits

  • Communicate through the platform with seller and potential buyers

  • Monitor buyer activity

  • Assist throughout the transaction process

Can a seller disconnect from me?

Yes. Sellers remain in control of their account and can manage their professional connections at any time.

Do connected sellers receive any benefits?

Yes. Sellers connected to a participating Loan Officer receive:

  • A free upgrade from Starter to Plus

  • A $99 discount toward an MLS listing package


Listings

Can I create listings for sellers?

Yes. Loan Officers can create and manage property listings for sellers using the platform.

Do I own the listing?

No. Sellers remain the owners of their listings and maintain control over their property information and selling decisions.

Can I edit a seller's listing?

If you are assisting the seller, you can suggest edits to update listing information, photos, and marketing content as permitted by the platform.

Can I manage multiple listings?

Yes. Your dashboard allows you to manage multiple connected sellers and their listings from one location.

Can I add my phone number to a seller’s listing?

Yes. For the phone number to appear publicly, both the Seller and ​t​he Loan Officer must enable this setting in ​t​heir respective dashboards. Please follow the quick steps below to set this up:

Step 1: What ​t​he Loan Officer needs to do​:

  1. Log into your FSBO.com account and go to P​ublic P​rofile.

  2. Enter the phone number you would like displayed under the "Show a phone number on my sellers' listings" field.

  3. Toggle the switch "ON" (it will turn gold/yellow) to allow your number to show on connected listings.

  4. Click Save at the bottom of the page.

Step 2: What the Seller need​s to do​:

  1. Log into your FSBO.com dashboard and navigate to your Listings page.

  2. Select Manage o​n the listing to view its details.

  3. Scroll down to the bottom section of your listing details.

  4. Find the option that says "Show my loan officer's phone on this listing" and toggle the switch "ON".

What happens next?
Once both toggles are active, your Loan Officer's contact details will instantly display in a "Your FSBO Pro" contact card on your public listing view (e.g., "Ready to help with property related questions and information about the purchasing process.").

Buyer Leads & Opportunities

Will I receive buyer leads?

When buyers interact with listings associated with your connected sellers, you will receive notifications and opportunities to engage with potential borrowers.

What buyer activities generate notifications?

You may be notified when buyers:

  • Request information

  • Send messages

  • Schedule showings

  • Express interest in a property

Can I contact buyers directly?

Not unless they initiate contact with one of your connected clients. Available contact options depend on the buyer's activity and platform permissions.

Can I originate loans from buyers who inquire on my sellers' listings?

Yes. One of the benefits of the Loan Officer Program is the opportunity to connect with prospective buyers who may require financing.

Dashboard & Tools

What is the Loan Officer Dashboard?

The Loan Officer Dashboard is your central workspace for managing sellers, listings, buyer activity, leads, and account settings.

What can I do from my dashboard?

You can:

  • Manage connected sellers

  • Monitor listings

  • Start listings for a seller and send to them to connect and approve

  • View notifications

  • Track buyer activity

  • Send invitations

  • Access messaging tools

  • Update account information

Can I communicate with sellers through FSBO.com?

Yes. The platform includes messaging tools that allow you to communicate directly with connected sellers.

Will I receive notifications about listing activity?

Yes. The dashboard provides alerts and notifications related to listing activity, buyer engagement, and seller interactions.

How Do I Find or Edit My Referral Link?

Loan Officers can customize their referral link from the Marketing section of their dashboard. Your referral link can be shared with potential clients, partners, and your network to help drive traffic to your FSBO.com profile.

To Find or Edit Your Referral Link:

  1. Log in to your FSBO.com account.

  2. Go to your Dashboard.

  3. Select Marketing.

  4. Locate your referral link.

  5. Click Edit to update your link.

  6. Enter your preferred custom link.

  7. Save your changes.

Important:

You may update your referral link to any available link you prefer, as long as it is not already being used by another FSBO.com user.

If the custom link you choose is unavailable, try selecting a different variation.

Tip: Choose a referral link that is easy to remember and aligns with your name, brand, or business so it is easier to share with potential clients.


Subscription & Billing

Is a subscription required?

Yes. An active Loan Officer subscription is required to access program features and benefits.

Can I cancel my subscription?

Subscription management options are available within your account settings.

Does the subscription include exclusive leads?

The program is designed to help Loan Officers build relationships with active home sellers and interested buyers. You are able to purchase lead slots which will provide you with the contact information for sellers who are listed on FSBO.com.

Technical Support

I can't access my dashboard. What should I do?

First, verify that:

  • You are logged in with the email address you used to set up your loan officer account/subscription

  • Your account is active

  • Your subscription is current

  • Your registration requirements have been completed

If the issue persists, contact FSBO.com Support.

My NMLS verification is pending. What should I do?

Verification reviews may take time. If additional information is required, you'll be notified through your account or by email.

How do I update my profile information?

You can update your profile, company details, contact information, and notification preferences from your account settings.
